Criteria

Which product is right for my client?

Our standard criteria for all bridging cases is:
  • Minimum age 18, maximum 85 for regulated bridging. No maximum for unregulated cases
  • Up to four applicants
  • Terms up to 12 months available or 60 months for your HNW clients

Our tier one products are suitable for loans between £200k and £1.2m and in the following instances:

  • The security is made up of one or two residential properties
  • There is a clear and simple exit strategy in place, for example:
    • Sale of asset or security
    • Refinancing
    • Sale of investments

For development, refurbishment or commercial, please see our complex and bespoke criteria.

Our tier two bridging range is suitable for loans from £200k up to £1.2m,  that meet the following criteria:

  • Other exit strategies including:
    • Sale of shares
    • Sale of overseas assets
    • Or multiple repayment sources
  • The security property/properties may include complex factors such as:
    • Listed buildings
    • Large acreage
    • Annexes
    • Multi-units
    • More than one title to charge
    • Flats
    • Limited commercial use
  • Light refurbishment required

We also offer bespoke bridging solutions, for loans up to £2m and for circumstances that are more complex, like those shown below.

  • Unregulated loans where the security is residential in nature
  • Where the property is in need of larger-scale refurbishment or development
  • A loan for re-bridge purposes
  • The funds are required for business use
  • For HNW clients needing funds for longer than 12 months or who wish to borrow between 61-70% LTV
