The clientsâ scenario
We were approached by a broker whose high net worth clients had set their sights on a dream property on the south coast which was valued at over ÂŁ2m. They were looking for a loan of ÂŁ1.8m to fund part of the purchase.
Their circumstances were a little out of the ordinary. Their main source of income came from dividend earnings received from shares in their business, which produced over ÂŁ1m in annual profits.
The property, whilst habitable, was also in need of refurbishment, with an estimated ÂŁ400k needing to be spent on improvements. The clientsâ intention? To create a dream coastal residence to live in, with a longer-term exit strategy of selling their business within the next 5 years.Â
They needed a specialist lender who could help them and thatâs where we came in.
Our solution
With our broad lending policy and flexible, can-do approach, we carefully considered the unique circumstances of this case. With flexible underwriting and ability to assess complex income structures, we looked at the full picture of the clientsâ affordability and considered:
- Capital raising on their existing unencumbered residenceÂ
- Retained profits from their existing business, including cash and capitalised income
- Considered using interim accounts and an explanatory reference from their accountant to evidence future earnings of the business
- Future projection of their business value to support the exit strategy of their interest-only mortgage
The result
Taking into account their complex income streams of investment earnings and future business and residential sales as an exit strategy, we were able to provide the clients with an interest only residential loan for a term of 60 months with a three year ERC period to align with their exit strategy. This flexible lending approach enabled the clients to proceed with the purchase and make the enhancements to transform it into their dream home.
