Our maximum residential loan calculator gives you a quick, indicative view of how much your client may be able to borrow. It’s designed to help you sense‑check a case early on so you can see whether it’s likely to fit on affordability before completing a Decision in Principle (DIP). The result is a guide only – full affordability checks and underwriting at DIP will confirm the final figure.
How to use the calculator
- Complete all fields marked with a red asterisk.
- Provide as much accurate information as possible; estimates are fine for more complex areas.
- Use the reset button to model different scenarios.
- Hover over help icons for quick guidance on what each field needs.

Key guidance
The current version of the calculator uses net income, given many of our applicants’ incomes and tax are complex. If your client only has gross figures to hand, a reasonable estimate of net income is fine at this stage to give an indicative maximum. You can easily check multiple figures by changing the income and recalculating.
Enter rental income after tax, or your best estimate.
Select the currency that represents most of your client’s income. Enter the total converted into Sterling (£), net of tax.
The maximum loan calculator will apply the appropriate haircut automatically.
Enter a realistic monthly figure where known. If you leave it blank, or if your input looks low, the calculator will use ONS benchmarks to keep the results credible.
For joint borrower, sole proprietor or similar arrangements, include the combined costs of all households involved.
Where the repayment strategy is sale of the mortgaged property, it must have two or more bedrooms and £300,000 equity after all secured lending.
The calculator shows the absolute maximum loan based on affordability so will ignore the LTV maximums. Final lending will always be capped by our LTV limits and Product Guide criteria.
