What’s our approach to quirky properties?
“As a specialist lender, we’re used to providing mortgages for complex properties. We’ll consider listed buildings, properties with annexes or more than one kitchen, large acreages (with no limit and grazing rights also considered), part-let properties, multiple dwellings on one title and multiple titles on one mortgage to name a few. We’re also flexible with the types of security we accept.
Our team of complex case experts have lots of experience finding solutions for many complex scenarios, they’ll work with you to understand the case details and ensure you’re prepared with all the information we’ll need. This is so that when it’s reviewed by our daily Credit Committee, they’ll be able to review it on its own merit and find a way to say yes. And when we say yes, we really do mean it.
Because no two complex properties are the same, we arrange bespoke valuations through our trusted partners. As with all applications, we carry out a Land Registry check.
You’ll have a dedicated underwriter to provide proactive updates and answer any questions you may have to ensure your case progresses smoothly.”
Is additional documentation needed?
“Your BDM will walk you through exactly what’s needed at the outset so you can be prepared and, as underwriters, we’ll be on hand throughout to answer questions and guide you through.
Complex properties often come with their own quirks, such as a large amount of land or multiple dwellings, so you may need further documentation. In addition to Land Registry checks, here are some things we’ll look out for:
- Lease agreements – if the land is let to farmers
- Assured Shorthold Tenancies (ASTs) – if the property is let
- Planning permissions, building regulations, and warranties – if work has been carried out, depending on the age of the property
- Information about an annexe – for instance who occupies it and whether it’s self-contained

“We’re here to help you every step of the way and will let you know exactly what you need upfront to keep your case progressing smoothly, here are a few top tips to get started:
1. Understand the lay of the land
Start with a thorough fact find and Land Registry check. This will help you to confirm ownership, identify any charges registered and clarify the setup, particularly if the property has more than one dwelling.
2. Check for restrictions
Review the Title Register early to spot any occupancy restrictions and ensure they align with our policy. If you’re unsure, your BDM will be happy to help.
3. Gather the documentation
Now you’ve done your research, it’s time to gather the supporting documents. A well-packaged application helps us process your case as efficiently as possible and keeps everything on track.”
