When people think of bridging finance, they often picture property investors, auction purchases or developers moving quickly to secure opportunities. An underserved area of a growing market

Bridging Trends data shows that regulated bridging demand has seen a significant uplift – it’s highest increase since Q1 2022 (1). At the same time, industry data suggests bridging is being used in an increasingly diverse range of scenarios, demonstrating the important role it can play for homeowners as well as investors.

Recent FCA data shows the value of regulated bridging loan sales has grown significantly over the past few years, reaching more than £500 million in Q1 2026 (2) . Despite this growth, regulated bridging often receives less attention. Many brokers continue to associate it with a narrow range of cases, meaning opportunities to support clients’ scenarios with regulated bridging can sometimes be overlooked.

More than a solution for chain breaks

Many brokers were first introduced to regulated bridging as a solution for a chain break. It remains a valuable tool in that scenario, but today’s market presents a much broader range of opportunities.

Take the homeowner who has found their ideal retirement property but hasn’t yet sold their existing home. Or the family wanting to upsize and secure a new property before listing their current one. In both cases, bridging can help keep plans on track while a sale progresses.

Other scenarios include:

  • Auction purchases
  • Capital raising
  • Light or heavier refurbishment

For many borrowers, waiting for a property transaction to complete simply isn’t practical. Bridging finance can help them act when opportunities arise, rather than putting important plans on hold.

Unlocking the potential of property wealth

This evolution presents an opportunity for brokers. A client may believe they need to delay a purchase until their property sells, postpone plans until funds become available, or miss out on an opportunity altogether. By recognising where regulated bridging may fit, brokers can help clients achieve their objectives sooner and with greater certainty.

The success of any bridging case relies on having a clearly understood repayment strategy. Whether the exit is the sale of a property, refinancing onto a longer-term mortgage, or the sale of another asset, careful planning remains essential. When used appropriately, bridging can provide the flexibility and speed that traditional lending may not always be able to offer.

As regulated bridging continues to grow, it’s time for the market to look beyond the traditional perception of bridging finance as simply a safety net for broken property chains. Used correctly, it can support a wide range of client objectives, from unlocking property wealth to securing time-sensitive opportunities.

Just as importantly, the right lender can help brokers achieve more for their clients. Flexibility around property types, repayment strategies and individual circumstances can open up solutions that may not be possible through a more rigid approach.
